CUSTOMIZE YOUR CONTENT
- As always, I've given you a recommended posting order, but please feel free to switch things up however you like.
- On most days there are multiple images that correspond with the day's post topic or in some cases, images and customizable graphics. Choose the image or graphic that best suits your brand!
- If a particular day's post doesn't feel like a match for your brand, share a listing, a client testimonial, or a brand personality post (click here for suggestions!).
- Each image is accompanied by a suggested caption. Some can be copy and pasted right into your social media posts, others require some customization/personalization. Next to the date are some instructions so that you'll know which captions need to be edited and which ones are good to go. Of course, you are always encouraged to personalize the captions in your own voice!
- Be sure to supplement the content with your own personal posts: photos of you, of your family, your pets, hobbies, behind-the-scenes real estate photos, listings, deals, client success stories.
- You can open the templates in Canva, click "Use Template" and modify the graphic designs in your brand colors, fonts, logo, etc.
- To save each image individually, right click and save to your desktop. Then, copy and paste the captions into FB or Instagram.
- From your phone, tap and hold to save the photo to your camera roll.
- To download all of the content at once, click "Download Your Images" and the gallery will download in a Zip folder.
- Important Note! Some operating systems are not compatible with ZIP folders. If you open the folder and it is empty, it is recommended that you save each image individually.
- It is recommended that you work from the website whenever possible as some of the formatting (like emojis and line breaks) may not translate from the PDF/Excel page.

AUGUST 4 - COPY/PASTE OR PARAPHRASE
Here is a term to keep in mind if you're planning to buy and sell at the same time. Put simply, a bridge loan is a short-term financing options that helps home buyers "bridge" the gap between their old and new mortgages. Bridge loans allow you to use the equity in your existing home to purchase a new one as before your existing home closes.
There are pros and cons to a bridge loan, so DM me if you'd like to learn more and I'd love to answer your questions.

RealSimple.com has five simple home decor swaps to make your living space feel cooler and calmer this summer. Here they are:
🌱 Trade shag or wool rugs for simpler cotton ones.

🌱 If you don't have AC, position two fans for a cross breeze.
🌱 Ditch the heavy comforters and throw blankets for a simple quilt or duvet.

AUGUST 7 - FILL IN THE BLANK
Want to know exactly how to put someone to sleep at a cocktail party? Say the words, "credit utilization."
That is, unless you happen to be talking to your real estate agent!
Credit utilization impacts your credit score, which is incredibly important when it comes time to apply for a mortgage. In general, you want to keep your credit utilization ratio between 10-30%.
If you need to lower your credit utilization ratio and improve your credit score, start to pay down your debt or ask your creditor for a higher credit limit (but don't use it!).

When your home is on the market, it's almost a guarantee that a showing is going to pop up when you least expect it, and maybe at the most inconvenient time.
Here are my tips for getting your home showing-ready in 10 minutes or less:
-Pull up your window shades and let in as much natural light as possible. Then turn on every light, even appliance lights and closet lights.
-Take out the trash. Even if you don't think it smells bad, your buyer might.
-Make your beds, and drape or fold any decorative blankets neatly on the furniture.
-Got a pile of laundry sitting around? Stash it in the dryer (whether it's clean or dirty!).
-Have a few decorative baskets or cubbies on hand to contain clutter, and spend a few minutes picking up any toys or knick-knacks.

✨ Use calming colors like blue, green and neutral tones in your artwork and on the walls.
✨ You can never go wrong with white linens (well...unless you have kids and a dog!). They are classic and match everything.
✨ Add texture and warmth to your floors with a throw rug if your bedroom isn't carpeted.
✨ A cozy throw blanket at the end of the bed makes everything better!
✨ Have some scented candles on hand for ultimate relaxation.

Are you sick of washing your hands yet!? I hope not, because the American Cleaning Institute (ACI) says that four in ten Americans are not properly allowing disinfectant sprays and wipes to kill viruses and germs.
If you are getting a little tired of soaping up and sanitizing, here are some tips that I read from @americancleaninginstitute to keep your homes safe and families healthy:
-Before you disinfect surfaces, do a quick pre-clean to remove any visible dust, dirt or grime.
-Use your cleaner or disinfectant exactly as directed on the packaging.
-After disinfecting, let the surface air dry. It needs to stay wet for as long as is recommended in order to kill germs properly!
-When disinfecting food contact surfaces or children's toys, rinse them with water once they have air dried.
-Throw disinfectant wipes in the garbage -- don't flush them!.

Inspection Day can be totally exciting...or a total bummer 😬 Home inspections are usually conducted after the seller accepts the buyer's offer to identify any major issues with the home that could affect its value.
While most home inspections reveal only minor issues, some inspections do turn up dealbreakers for the buyer or lender.
When that happens, there is nothing more heartbreaking, but necessary to protect your investment over the long-term.
When the time comes to get your home inspection, I'd be happy to hook you up with one of my awesome inspectors to get the job done!

Did you know that as a first-time homebuyer you do not need to have a 20% down payment? Putting 20% down will certainly help you secure a loan with a low interest rate, but there are also programs like FHA loans.
The FHA, or Federal Housing Administration provides mortgage insurance on loans made by FHA-approved lenders to help first-time buyers purchase property.
To verify, you'll need to meet a variety of criteria including a FICO credit score of 500-579 with 10% down or a FICO credit score of 580 or higher with 3.5 percent down.

I talk a lot about buying and selling homes, but I also love to help renters who are not quite ready to plant permanent roots.
Something that I am hearing from all of my clients (buyers, sellers, renters alike!) is the desire for more space. Staying at home and working from home is going to be the reality for a lot of people for awhile, and many of you are looking for more room to spread out.
If you want to find a new rental home before the weather cools off, here is a tip: start looking for apartments two months before moving. Tenants usually give their landlords 30-60 days notice to vacate, so you'll have more options if you give yourself a little bit of lead time.

The thing is: there is no right or wrong answer here. Of course, I am so passionate about home ownership and would love to get you into that dream home. But, the truth is everyone's situation is completely unique.
The real answer depends on a few things:

➡️ Do you have a sense of how much home you can afford (including closing costs)?
➡️ Do you have money saved for a down payment?
➡️ Do you have savings to cover emergency maintenance?
➡️ Do you feel ready to put down roots in a community?
These are only the practical considerations. You'll of course want to factor in your employment status, family circumstances and lifestyle factors too.

Here are three things that my new buyer clients will often hear me say:
-Keep an open mind. Sometimes, the criteria that you started searching (like a specific neighborhood) can change as you see homes and learn more about what your likes/dislikes are.
-Be patient. I promise, we will find you the perfect home. It might not be the first one -- some of my buyers see dozens of homes before they find "it" but I promise we will get you there!
-Expect the unexpected. Buying a home (or selling one, for that matter) almost never goes exactly as planned, but I will always do what it takes to get my clients to closing day!
