Do you feel like you are posting new content to your real estate Instagram page every single day -- and really great content, too! -- but you just aren't getting more followers, comments or likes? It probably means that you need to take a step back and think about how you are engaging on social media. Creating great content to post? That is only 50% of the battle, you guys! Maybe even 25%. Yes, you need to have great content to keep your audience coming back for more, but what is more important than having that Insta-perfect feed is that you are present every day and that you bring the SOCIAL in social media. Here are a few things to try next time you feel like you're stuck: Work Your Hashtags
Chances are, you are already using hashtags in your posts, Hashtags are considered to be the "SEO of Instagram" so you want to be using them strategically to help other Instagram users find your content and hopefully, follow and continue to engage with your account. It all starts with choosing the right hashtags, and that does not always mean that you're choosing the hashtags with the most posts tagged. As a general rule, if your account is new or under 1,000 followers, find hashtags that have been used about 5,000-20,000 times. You want to use hashtags at the intersection of what people are searching for and where you have the best shot at being found by other users. To really get the most bang for your hashtag buck, be sure to engage with the other posts tagged with the same hashtags you are using on your post, which tells the Instagram algorithms that your account and content are relevant to that term. Go in every day or so and like/comment on the nine most recent posts in a hashtag group, then like/comment on the nine most popular posts in a hashtag group. This will help you engage not only with people who are posting frequently, but people whose accounts are ranking at the top if a hashtag search -- more influential accounts. Network with Local Businesses A great way to engage on Instagram is to leverage local businesses in your community -- think the indie coffee shop on the corner, the floral delivery service everyone loves or maybe the doggy day care where you take your pup. Go in and like their last three posts, and leave a comment on your favorite one. Repeat this with a few more businesses to spread some local love in the community. My next tip for networking with local businesses is to identify a few local business that have followers that you'd like to have too. For example: if you to connect with local parents in your community, you might follow local childcare providers or a neighborhood moms' group. If your goal is to complement your farming efforts in a specific neighborhood, find the local neighborhood's chamber of commerce or community associations. Click on the profile and from there you can click through to see exactly who is following that account. Follow 5-10 of that account's most recent followers, and repeat that with a few other local accounts. After a few days if you are not interested in that user's content or if they are not active posters, you can always go back in and unfollow. Don't forget to reciprocate! Did you know that you can see everyone who follows you, comments on, and likes your content? There is no need to stress if you miss a notification (or...if you simply can't keep up with Instagram notification on top of the 37,993 notifications you get on your phone every day!). Click on the heart at the bottom of your Instagram home screen to see your recent activity. Take a look at the last 10 people who followed you. Check out those profiles and if you like what you see, follow back. It's good to reciprocate and network with other like-minded accounts! Take a look also at the people who have liked and commented on your last few posts. Visit their profiles and reciprocate with a like or comment. It's nice to reply to comments on your own posts, but it will make people feel good to see that you took the time to stop by their page and see what they posted. People will remember that feeling more than they will remember the last open house you posted. The bottom line? You have to give a lot to get a little, but if you put some of these growth tips into play I bet you will start to see your LOCAL, TARGETED following grow bigger and bigger!
