Your home deserves some love, too! 💖 Winter can be the hardest month of the year on your home. Between snow days, ice dams and fluctuating temps, it can be hard work maintaining your property throughout the winter season.

Here's what you can do this month to show your home some TLC and keep it in great shape: 

❄️ Make sure your snowblower is in good shape and stock up on gasoline and motor oil
❄️ Inspect the exterior of your home regularly for signs of ice dams and consider purchasing a roof rake
❄️ Check and change filters on your heating system
❄️ Keep the cabinets below sinks open to prevent frozen pipes
❄️ Consider investing in a portable generator for winter storms
❄️ Clean range hood filters with degreaser mixed with hot water
❄️ Vacuum heat registers and heat vents.
❄️ Clean the garbage disposal by grinding ice cubes, then flushing with hot water and baking soda.
❄️ Inspect tub and sink drains for debris; unclog if necessary.
❄️ Check basement for leaks during thaws.

But in 2022, experts are predicting another competitive market, which means that if you want to take advantage of the favorable conditions and list your home for sale, a little planning ahead can help you a lot in the long run.

​It's getting hot in here 🔥🥘

In real estate, there's no question that the kitchen has become the most important room for home buyers and sellers. 

According to realtor.com, 69% of home listings tout the kitchen as a selling point in their descriptions, compared to 49% that mention the bedrooms and 21% that mention the living room.

When you're preparing your home to go to market, here's how to create a gorgeous gourmet kitchen that buyers will crave...without breaking the bank.

➡️ Paint your walls.

Pick a crisp, clean white color to make your kitchen feel bigger and brighter. 

➡️ Update cabinet hardware.

Swapping out the "jewelry" of the kitchen adds a splash of style to your space. 

➡️ Replace your kitchen mat with a Ruggable or another washable rug. 

The kitchen is a high-traffic, spill-prone area. You'll thank yourself later!

➡️ Upgrade the lighting.

Replace your lighting with LED bulbs to brighten the space. 

➡️ Add a stylish backsplash. 

A timeless white or gray tile backsplash looks luxe and can elevate the whole room.

➡️ Two words: DEEP CLEAN. 

Even the most outdated kitchen will look gorgeous if it's sparkling clean. Take everything out of your cabinets (a good opportunity to star pre-packing for your move!) and wipe down shelves and drawers. Dust the top of your refrigerator and wipe any spills from the inside shelves, deep clean your vent hood, scrub your oven and stove (don't forget the grease trap!) and run your dishwasher on the normal (hot) setting with one cup of distilled white vinegar on the top rack to eliminate odors. 

And here's my bonus tip: even if you're not thinking of selling *this* year, make the improvements now so you can enjoy them before you move!

🚨 Don't skip this step! 🚨

2022 is expected to be another seller's market in both urban and suburban areas, with a continued lack of supply and increased demand leading to rising prices. Although this is good news for home sellers, it doesn't mean you can skip staging your home for sale. 

Here are the non-negotiables that every home seller needs to do to prepare to go to market (yes, even in a seller's market!): 

➡️ Declutter, declutter and declutter.

Yes, you have too much stuff! Marie Kondo had the right idea: if something doesn't bring you joy, toss or donate it. Use the one year rule: if you haven't used it, worn it, or read it in a year, it's out! Having less "stuff" makes your home feel more open and spacious, which will be appealing to prospective home buyers. 

➡️ Fix anything that's broken.

Although some buyers in 2021 were waving home inspections, we can't expect that to be the case this year. Do a pre-sale home inspection to find out what repairs you need to make to get your home in tip-top shape. Fix sticky door locks, replace broken light bulbs and figure out why the garbage disposal makes that weird noise. You'll have to fix these things eventually and doing it upfront makes it less likely that the buyer will request a credit or price reduction.

➡️ Remember that we're not selling a property, we're selling a lifestyle. 

Staging your home isn't about making sure it looks perfect -- it's about helping the buyer picture their life in the home. Be intentional about what you pack up and what you put on display and don't overlook the items in your house that might help the buyer fall in love with it: think cozy throw pillows and blankets in the living room, a pretty scented candle or freshly baked cookies in the kitchen, plush towels in the bathrooms and fresh flowers on the dining table.

WHY IS IT SO HARD TO FIND A HOME TO BUY? 

That's been the question on most home buyers' and sellers' minds for the past year. There are a few factors that have contributed to the low supply and high demand for homes over the past year. 

Here are three factors driving the current housing demand: 

1) New home construction has fallen behind. 

Between labor shortages and supply-chain issues attributable to the pandemic, new home construction levels have fallen off, decreasing the supply of homes available to buyers.

2) The pandemic continues to influence home buyers. With more people working and learning from home, buyers are still seeking more space and different kinds of amenities to support their Zoom-enabled lifestyles. 

3) Mortgage rates hit their lowest point ever in January 2021. Rates are on the rise, but they're still far below what they traditionally have been. Buyers who wait for home prices to drop will wind up paying more over time as interest rates rise.

💰 How to price your home to SELL in 2022:

Setting the right price for your home is crucial, even in a seller's market. If you want to get the best return on your investment, we need to set a winning pricing strategy -- and you need an expert real estate agent to help you do it!

When I work with my seller clients to determine a pricing strategy, here's what I take into consideration: 

🔑 Comparable sales -- I always run a comparative market analysis (CMA) to compare your home to other recent sales, active listings and homes under contract in your neighborhood. A CMA is a deep dive into your property, including any recent photos and new features worth mentioning, and up to 10-12 comparable properties. 

🔑 Market data -- inventory levels for the area, average price per square foot on local sales and average number of days similar homes are on the market will all factor into our pricing strategy. 

🔑 Your home's condition -- if your home is truly move-in ready, we can typically price it higher than if your home needs a lot of work. I'll walk through every inch of your house with you and ask you all kinds of questions about what updates you've done, improvements you've made since you purchased your home, renovations, new appliances, repairs and more. All of these things factor into your eventual list price. 

When I price homes, I tend to ____ [talk about your pricing strategies --- you don't have to give it all up, but tease what you do based on your experience/expertise]. 'Tis the season for engagements 💍 Did you know: The bridal industry refers to January and February as "bridal Christmas" because after everyone gets engaged over the holidays season, they start wedding planning, dress shopping and registering for wedding gifts. 

If there's one thing I, as your real estate agent, know about wedding registries, it's that every married couple has at least one big item from their wedding registry that they absolutely never use. 

So, in the interest of helping you keep those kitchens and linen closets clutter free (who wants to pack up things they don't need come moving day!?) Swipe to see my list of some of the essential wedding registry gifts that you'll actually use, and read on below for the items you should skip. 

-Skip the single-use kitchen gadgets. I can't tell you how many times I've seen a waffle iron or a quesadilla press collecting dust in the back of someone's closet!
-If you're not going to use it immediately, don't ask for it. By the time you have a home large enough, you may no longer need/want that air fryer or Instant Pot.
-Think about the lifestyle you have, not the lifestyle you want. If you've never thrown a single dinner party, chances are you're not going to need fancy china with service for 12.
-If you don't want "stuff" consider an alternative registry idea, like requesting charitable donations or contributions to a honeymoon fund so that you can make lasting memories.

True or False: The highest offer is always the best offer in a multiple bid situation 💰

This is a trick question. The truth is: the answer will vary depending on your situation. 

A multiple offer situation might sound like a home seller's dream -- and it can be!. It can also be an incredibly difficult decision. 

Here are a few questions to ask yourself before you accept an offer: 

Q: Does the offer include any contingencies? 

Fewer contingencies = fewer chances for a buyer to back out. Financing and home inspection contingencies are pretty standard, but it's something to consider if you're weighing a cash offer vs. a higher offer that has multiple contingencies.

Q: How is the buyer financing the purchase?

Cash offers are typically the most likely to close on time and without hurdles or challenges.

Q: Is the buyer open to a lease-back arrangement? 

If you need time to find a new home, ask if the buyer will consider a lease-back as part of the contract. 

Q: What "extras" does the offer include? 

Consider the "extras" in an offer, like a escalation clause or a closing cost credit towards the sale.

An accepted offer is only the beginning! 🌟

Even though accepting a buyer's offer is an incredibly exciting step forward in the home selling process, save the good bubbly for closing day 🥂 and read on about the next steps you can expect once you accept an offer on your home.

👉🏼 The buyer submits their earnest check to move the process forward. Earnest money is a percentage of the down payment that shows us the buyer is serious and committed to buy your home.

👉🏼 Once the offer is signed by everyone and earnest money is received, we open the escrow/attorney review with a title company or attorney. During this step, the attorneys will examine property title and records and ensure that everything is in order. 

👉🏼 Unless the buyer has waived the home inspection, they will have a certified home inspector out to evaluate your home for any major issues. Most home inspections will turn up numerous minor issues, and you'll negotiate with the buyer to resolve them.

👉🏼 Meanwhile, if the buyer is financing their purchase, they'll go through the mortgage application process. The mortgage company will order an appraisal to confirm the value of your home and once approved, issue a clear-to-close and schedule the closing/settlement.

👉🏼 As closing day approaches, you'll be required to move all of your personal property out of the home and leave it "broom clean." Before the buyer heads to closing, they'll do a final walk-through to make sure all of the repairs you negotiated were complete.

👉🏼 On (or before) closing day, you will sign a lot of paperwork, including signing the deed to the property over to the buyer. Don't be afraid to ask your attorney about any documents that you don't understand! Once both parties have signed all of the documents, the mortgage company will initiate the transfer of funds and your sale is complete.

As a home buyer, you'll hire a home inspector after the seller accepts your offer. A good home inspector looks for structural and mechanical concerns and potential safety hazards, and tries to determine the age of major systems including roofing, heating and air conditioning, and more. Essentially: they're looking for major red flags 🚩🚩🚩

And on closing day, your lender will transfer funds from escrow, provide mortgage and title fees, and update the deed of your new home to reflect your name.

Raise your hand if you wish there were more than 24 hours in the day 🙋🏼‍♀️

As a real estate agent. I'm no stranger to multi-tasking and have picked up a few productivity hacks that always help me stay ahead of my to-do list. I might not get this right every time, but here are four ways to stay productive!

CLEAN OUT YOUR INBOX

Pick a day and time when you don't get as much email and work your way to inbox zero. Once you get started, you'll be surprised how much of your inbox clutter is junk mail, or half-drafted responses that you no longer need. Even just 30 minutes of filing, deleting and unsubscribing can help you feel more organized...and more likely to stay on top of incoming e-mail. 

FIND A PLANNING SYSTEM YOU LIKE

You won't feel productive without planning, and if you dread planning, you won't do it! If you like using apps and productivity software to track your time, do that. If you prefer a paper planner and writing out your to-do list each day, stick to what works for you (and ignore the rest!).

PLAN YOUR DAY THE NIGHT BEFORE

I can rest much easier at night if I know what's on tap for me the next day. Even spending five minutes reviewing your calendar the night before a full day will help you mentally prepare for what's ahead -- and gives you more time to shift things around if you wind up double-booked or overcommitted. 

SCHEDULE IN TIME FOR SELF CARE

You might not have time for a day at the spa (and if you do, tell me your ways!) but it's so important that we carve out self-care time these days. Even if it's a few minutes in the car blasting your favorite song or a quick walk around the block with your dog, short breaks throughout the day can elevate your mood and help you get more accomplished.

Homeownership would look good on you 🤩

How do you know if you're ready to stop renting and buy a home? 

Here are some signs that you might be ready to make a move.

1) You're tired of moving every few years! I knew I was ready to buy when I found myself hesitating to unpack or decorate because I knew I would be moving soon. Put down those roots!

2) You have money saved for your down payment. You don't need 20%, but most conventional loans require at least 3.5%. Let me know if you'd like to talk to a lender to see here you currently stand. 

3) You've checked your credit...and it's decent. Most loans require a minimum credit score of 620. You can check it for free once a year online. 

4) You have little to no debt. Although you can get a mortgage with student loan debt, it's a good idea to get your consumer debt under control before you buy a home.

5) You are ready to do the upkeep and maintenance of a home. Homeownership can be challenging -- there's no landlord to call if water starts rushing through the ceiling! Either be prepared to watch a lot of YouTube videos or make sure you have a good handyman on call (I can connect you with a few of my favorites!).

6) You're ready to make your space your own. If you have Pinterest boards and Instagram collections full of home DIY projects, it might be time to start thinking about buying your own place.

7) You know the local real estate market. I don't expect you to be up on all of the local data and stats, but I do want you to know that the market is competitive right now for home buyers. It might take some time to find your dream home and I wouldn't want you to get discouraged!

How to prepare your home for new buyers 🏡🔑

Sometimes, the hardest part about selling your home isn't negotiating the home inspection or even packing up to move...it's saying goodbye to the home where you lived and made memories. 

After helping many home sellers navigate their way to the next chapter, I know how emotional this step can be. So today I'm sharing 3 things that you can do as a seller to prepare your home for the owners:

1️⃣ Pack a box for your house. When you're packing for your move, designate one box for the house. Put inside anything that has to do with your home maintenance or upkeep: appliance manuals, smart home tech/electronics guides and passwords, garage door openers, home maintenance records, vendor business cards or contact information, remote controls. 

2️⃣ Leave it as clean as possible. When you turn the keys over to the new buyers, your home should be "broom clean" -- you don't have to hire a cleaning service or spend hours deep cleaning the baseboards. But, it's still a good idea to leave your home in the same condition you'd want to receive it. 

Be sure all of your personal belongings are out -- including the attic, basement and crawl space and the top of your closet shelves, too! 
 
3️⃣ Pass on your home's history: This isn't about telling your buyers when you last had your chimneys swept or your furnace inspected. This is all about giving your new buyer a glimpse at the history of your home. Do you know any fun facts about the original owners, or the time period in which your house was built? Pass those fun facts on to your buyer -- they'll want to know everything they can about your home! 

BONUS TIP: Welcome your buyers with a note or a small gift (wine or beer from a local brewery, local coffee or tea, or a gift card to your favorite restaurant). They'll be thrilled to know that the previous owners took so much care in their home!

 Make a great first impression 🤩 

Your entryway sets the tone for your home: think about how you feel when you walk into your favorite hotel lobby. 

If you want to give your guests (or potential home buyers) a five-star experience, here are three pro tips:

✨ DECLUTTER. Entryways can accumulate a lot of stuff! Think: shoes, keys, backpacks and more. Make sure you have storage that's easily accessible to hide these items, like baskets or hooks for keys or a storage bench to stash bags and shoes.

✨ FURNISH. Your entryway shouldn't be empty! A console table, chest or a bench gives you a surface to decorate and set the stage for your entire home.

✨ ACCESSORIZE. Add some fun pillows to that bench or a lamp to that chest.  A stack of books or a picture frame will also go a long way and a vase with fresh flowers or some greenery always completes any look.

Have you ever fantasized about pooling your funds with your best friend or family and buying your ultimate dream house? Maybe even on a tropical island!? 🏝🍹

Good news: that dream might not be so far off! 

You don't need to be married to someone to buy a home together. The National Association of Realtors said that 9% of home buyers in 2020 wre unmarried couples, according to the National Association of Realtors. Although younger millennial (22-30 years old) represent 20% of unmarried purchasers, acquiring property as partners is a cross-generational trend. 

Co-buyers have fewer protections than married couples if the relationship ends or one partner passes away, so if you're thinking about buying a home with a friend, sibling, partner or loved one, here are a few things you'll want to consider:

• Unmarried couples will apply for a mortgage as individuals, not a single unit. This means you'll each have to provide proof of income, employment, assets and funds. 
• When processing your mortgage application, lenders will use the median credit score of the person with lower credit to establish a rate. This can be problematic if there is a major disparity in credit score between both parties. 
• If you both want equal share in the property, consider holding the title as joint tenants. This means that if one of you were to pass away unexpectedly, the surviving partner would retain full ownership of the home vs. the deceased's share being passed on to their next of kin. 
• In any situation, consider having an attorney draw up a cohabitation property agreement to outline what will happen in the event one of you wants to move/separate.

This surprising home trend is going to be especially prominent for home buyers this year 👇🏼

What is it? Mental health and wellness. 

The past two years have been hard on our collective mental health. As a result, home buyers are looking for thoughtful wellness designs at home. Whether you're thinking about selling this spring or simply want to add a little bit of 'om' into your own home, here's how: 

🚿 Spa-like bathrooms: People are skipping the local day spa and indulging in at-home facials, skincare and even hydrotherapy -- Zillow reports that a freestanding bathtub can lead to a 2.6 percent premium a home’s sale price. Stage your bathroom with plush white towels and scented candles or a relaxing aromatherapy scent. 

☀️ Spaces with lots of natural light: Especially important in home offices, keep those windows open and curtains pulled back to keep your home as light and bright as possible. If you don't have big windows, strategically placed mirrors can make rooms feel bigger and brighter.

🌳 Outdoor living: During the lockdown and quarantines, getting outside was crucial to self-care. We hope that 2022 won't see any stay-at-home restrictions, but people are still prioritizing private outdoor spaces to live, work and entertain. Play up your outdoor space by painting porch railings, installing an outdoor fan or fire pit, and styling outdoor seating with cozy cushions and/or throw pillows.

💪🏼 At-home gym space: Buyers want to get those endorphins wherever it's most convenient and many need space for those pandemic Peloton purchases. Instead of cramming gym equipment into the living room, find a separate space for it, hang shelves to contain hand weights or towels, and add a plants or two to keep the space smelling fresh.
