Here's how it works:
- The January content is below, in the recommended posting order. Feel free to switch it up however you like!
- Each image is accompanied by a suggested caption. Some can be copy and pasted right into your social media posts, others require some customization/personalization. Next to the date, we've included some instructions so that you'll know which captions need to be edited and which ones are good to go.
- Of course, you are always encouraged to personalize the captions in your own voice!
- To save each image individually, right click and save to your desktop. Then, copy and paste the captions into FB or Instagram.
- From your phone, tap and hold to save the photo to your camera roll.
- To download all of the content at once, click "Download Your Images" and the gallery will download in a Zip folder.
- Important Note! Some operating systems are not compatible with ZIP folders. If you open the folder and it is empty, it is recommended that you save each one individually.
- It is recommended that you work from the website whenever possible as some of the formatting (like emojis and line breaks) may not translate from the PDF/Excel page .

Buyer Tip | Before you start your home search, here are a few things I always tell my clients to consider as soon as they think they've found "the one."
✨ Homeowner's Association. Be aware of any HOA fees, rules and regulations -- every one is different! ✨ Your Commute. Do a trial run of your new commute to work to assess things like crowds and traffic. Google Maps is accurate but there is a lot they can't take into consideration. ✨ Neighborhood Culture. If you crave a quiet lifestyle, a home on a highway might not be for you. Be aware of any factors that may influence noise levels at your new home. ✨ Special Features. A pool or a high-tech HVAC system might be a great idea in theory, but be aware of any maintenance or upkeep costs that accompany any of a home's special features. A pre-approval letter is an assurance to the seller that a lender has checked your credit and verified your ability to qualify for a specific loan amount. It's a new year, and a lot of us are thinking about and planning for the future. If a new home is on your radar, here are some things that you should avoid doing at all costs! If you have any questions, DM me any time and I'd be happy to talk shop.
❌ Change jobs or leave your job. Your employment history is an important part of a loan application. ❌ Buy a car -- adding debt may affect your loan approval status. ❌ Co-sign on a loan for a friend or family member -- lenders want to see financial stability. ❌ Change banks. Switching financial institutions may disrupt the loan process. ❌ Spend your savings accounts -- be sure you can show a lender that you have enough funds to cover closing costs. ❌ Miss payments on a loan or line of credit. Lenders want to see that you can make timely mortgage payments, so be sure your payment history is solid. ❌ Make any major purchase using credit -- even art or home appliances. Even if your purchase is intended for your new home, avoid any purchase that might alter the state of your credit. |
