JANUARY 2020

WELCOME TO YOUR SOCIAL MEDIA CONTENT LIBRARY!

Keep your social media feeds current and captivating with your new library of resources, custom-designed specifically for real estate brokers.

This month, we are trying out a slightly different format than we did when we were in "beta." I think it is going to be lots easier for you to access from your phone and desktop -- and no need to download bulky files or ZIP folders that can be super temperamental.

Here's how it works:
  • The January content is below, in the recommended posting order. Feel free to switch it up however you like!
  • Each image is accompanied by a suggested caption. Some can be copy and pasted right into your social media posts, others require some customization/personalization.  Next to the date, we've included some instructions so that you'll know which captions need to be edited and which ones are good to go.
    • Of course, you are always encouraged to personalize the captions in your own voice!
  • To save each image individually, right click and save to your desktop. Then, copy and paste the captions into FB or Instagram.
    • From your phone, tap and hold to save the photo to your camera roll.
  • To download all of the content at once, click "Download Your Images" and the gallery will download in a Zip folder.
    • Important Note!  Some operating systems are not compatible with ZIP folders. If you open the folder and it is empty, it is recommended that you save each one individually.
    • It is recommended that you work from the website whenever possible as some of the formatting (like emojis and line breaks) may not translate from the PDF/Excel page .

Happy New Year! I can't believe it's already 2020 -- a fresh start in a new decade! What are your resolutions this year? I'm still thinking about mine, but I know I am looking forward to another great year working with my amazing clients.

With a new year beginning, I'm thinking a lot about planning. Even though we live in a digital world, I think there is still something special about writing things down in a paper notebook or planner. How about you -- have you fully embraced the digital life or do you still keep a paper planner or calendar?

I've been reading that dark, moody colors are the "new neutrals" for this year. Deep hues can give a room weight, depth and surprisingly, a calming vibe. What do you think: are you embracing the drama or are you still all about the beiges, grays and whites?

JANUARY 5 - FILL IN THE BLANK!

Hello, hello! I have seen a few new faces around here lately so I thought I would introduce myself. I'm __________ and I have been selling real estate here in __________ for __________ (years/months). When I'm not at an open house or showing properties, you can usually find me __________, __________ and __________ (traveling/cooking/riding my bike/reading/hitting up a SoulCycle class/hanging out with my kids/riding my bike/cooking and dining out/whatever you like to do).

Now tell me a little bit about yourself! Who are you and what do you love to do in your spare time?

Buyer Tip | Before you start your home search, here are a few things I always tell my clients to consider as soon as they think they've found "the one."

✨ Homeowner's Association. Be aware of any HOA fees, rules and regulations -- every one is different!
✨ Your Commute. Do a trial run of your new commute to work to assess things like crowds and traffic. Google Maps is accurate but there is a lot they can't take into consideration.
✨ Neighborhood Culture. If you crave a quiet lifestyle, a home on a highway might not be for you. Be aware of any factors that may influence noise levels at your new home.
✨ Special Features. A pool or a high-tech HVAC system might be a great idea in theory, but be aware of any maintenance or upkeep costs that accompany any of a home's special features.

If you're thinking about buying a new home in 2020, let's start the conversation now -- we can come up with your list of needs and wants together!

Every neighborhood needs a good wine bar! I love the selection at __________ (Your Favorite Wine Bar) and typically go for a nice glass of __________ (Cabernet/Pinot/Sauvignon Blanc/Your Favorite). What is your favorite wine bar, and are you a red or a white drinker? Tell me your own favorites in the comments! ⬇️

Design Tip | In lieu of a full kitchen remodel, which can be a huge undertaking and not always the best ROI, a great way to spruce up your kitchen is to swap in new light fixtures. I love the gold accents on these 😍

I know, I know. There are lots of real estate memes out there about getting pre-approved. But the truth is, it is the first and foremost thing you should do when you are getting ready to buy a new home. A pre-approval letter is an assurance to the seller that a lender has checked your credit and verified your ability to qualify for a specific loan amount. It also helps us narrow down your search and find the perfect property for you and your family!

A lot of people think that January is a slow month for real estate agents, but the truth is that real estate is a 365/24/7 business! We are constantly working to serve our clients, grow our businesses, take continuing education classes, learn about new marketing strategies and more!

I love my job and I often have to remind myself to take a break and __________ (hit a yoga class/unplug from social media/read a good book/watch a movie with my kids/whatever you do to unwind).

How do you like to decompress when you have free time?

I am going to share a little secret with you: sometimes when I am showing my buyer clients prospective new homes, I wish I could buy every single one of them! I especially love spacious rooms and big, beautiful windows that let in lots of natural light.

What is one feature that you would just LOVE to have in your next home? Or if you're in your forever home, what is a feature that you'd love to add to it?

Seller Tip | Did you know that over 90% of home buyers searched online at some point during the home buying process? For many, the first showing is online. That's why it's so important that we make sure your home shows well digitally..

My digital marketing plans for my clients always includes beautiful professional photography that we'll share on my website, on popular real estate websites and on social media. Capturing the right shots can make all the difference to a prospective buyer!

It's a new year, and a lot of us are thinking about and planning for the future. If a new home is on your radar, here are some things that you should avoid doing at all costs! If you have any questions, DM me any time and I'd be happy to talk shop.

❌ Change jobs or leave your job. Your employment history is an important part of a loan application.
❌ Buy a car -- adding debt may affect your loan approval status.
❌ Co-sign on a loan for a friend or family member -- lenders want to see financial stability.
❌ Change banks. Switching financial institutions may disrupt the loan process.
❌ Spend your savings accounts -- be sure you can show a lender that you have enough funds to cover closing costs.
❌ Miss payments on a loan or line of credit. Lenders want to see that you can make timely mortgage payments, so be sure your payment history is solid.
❌ Make any major purchase using credit -- even art or home appliances. Even if your purchase is intended for your new home, avoid any purchase that might alter the state of your credit.

My #1 home staging tip? It's not to declutter, clean or make home repairs (although those are all great ideas too!). It's NATURAL LIGHT. Nothing makes a home brighter, or more welcoming than bring sunlight streaming through a clean window, no matter what time of year it is. Easy, peasy!

Three little words that mean so much! ✨ One of the best parts of my job is when my clients find the perfect home, or my sellers can close the door and move on to a new chapter. So I love to hear these words!

Would it even be winter if we didn't talk about the weather? We're lucky to have had a pretty mild winter so far, but this little guy still made me laugh.

Being a homeowner is all kinds of awesome,  but no one ever said that every moment was glamorous!

Here's a quick home maintenance tip: to keep your garbage disposable running smoothly and smelling fresh, make some vinegar ice cubes. Running them through the disposal will freshen it, and clean the blades at the same time!

I saw a funny meme somewhere that said, "January is the Monday of months." Well, we're in the home stretch here, but my tip for getting through the dreariest winter days? Fresh flowers! A pretty bouquet can brighten up a room and freshen the air even when the temps outside are dropping!

January is all about new beginnings and it's made me think back to why I became a real estate agent! I became a real estate agent ________ years ago after ________ (a brief career in marketing/I was hired out of college by a property management company/I bought my first home and fell in love with the process).

There is so much that I love about real estate, but at the top of the list is ________ (working from anywhere/when clients become friends/seeing my clients thrive in their new homes/whatever you love about real estate).

If you’ve been thinking about getting your real estate license and and want to learn more about the biz,  shoot me a message anytime and I would love to answer your questions.

I have a feeling we're going to be seeing a lot more blue shades in interior design in 2020. Pantone's Color of the Year is Classic Blue and I love the pops of color the throw pillows add to this living room.
