Happy Almost-Spring, you guys! (I'm trying to be glass-half-full over here, in Chicago we won't be seeing spring for awhile).

I hope you're loving the new content dashboard and bonus content. Your feedback informs the bonus content, so please be sure to keep me posted on what you're loving and what you'd like to see more of!

Beginning this month, we have some photographs in the membership that you will only find here in the membership. The majority are curated royalty-free stock, but we know how important it is to have a unique social media feed, and are always committed to finding new ways to evolve and keep you at the forefront of social media.

Here's the scoop: 
  • Your March content is below, in the recommended posting order. But, feel free to switch it up however you like! 
  • On each day there is one or more image to select from that matches the day's post topic. Choose the image that you believe best suits your brand!
  • Each image is accompanied by a suggested caption. Some can be copy and pasted right into your social media posts, others require some customization/personalization.  Next to the date, we've included some instructions so that you'll know which captions need to be edited and which ones are good to go. 
    • Of course, you are always encouraged to personalize the captions in your own voice!
  • To save each image individually, right click and save to your desktop. Then, copy and paste the captions into FB or Instagram.
    • From your phone, tap and hold to save the photo to your camera roll. 
  • To download all of the content at once, click "Download Your Images" and the gallery will download in a Zip folder.
    • Important Note!  Some operating systems are not compatible with ZIP folders. If you open the folder and it is empty, it is recommended that you save each image individually.   
    • It is recommended that you work from the website whenever possible as some of the formatting (like emojis and line breaks) may not translate from the PDF/Excel page .

When you move into a new home, it's almost inevitable: the out-of-town friends and family are going to want to come and see your new space! If you have a guest room, here are a few tips to help make it cozy:

🔸 Print your WiFi password on a card and place it on the bedside table in a pretty frame. 
🔸 Add fresh flowers to the room. If you can't do fresh flowers, an easy-to-maintain succulent will add a pretty pop of color! 
🔸 Place a throw blanket on the bed for chilly nights and a cozy touch.
🔸 Use a decorative basket to stash extra bath towels, a robe and extra blankets.
🔸 Add a lamp or sconce for bedside reading light.

With interest rates so low, it's a GREAT time for all of you first-time homebuyers to get pre-approved!

If you're ready to take that first step toward home ownership, the first thing you should do is check your credit. Then, gather up your documents. You'll need at least two years of W-2 forms, current pay stubs, two years of federal income tax returns, bank statements from the previous two months, and identification (like a passport or driver's license). 

Once you are ready to get pre-approved, shoot me a DM -- no pressure! -- and I'd be glad to recommend a trusted lender to get the ball rolling!

With talks of spring cleaning in the air, I'm going to ask you a difficult question: when was the last time you deep cleaned your range filter?

Yeah, same here.

​But I read a tip that I want to try: dissolve a good squirt of de-greasing dish soap and 1/4 cup of baking soda into a sink full of hot water. Scrub with a dish brush, soak for 10 minutes, and dry with a paper towel.

I am a huge animal lover and it totally makes my day when my when my clients have pets! Of course, when you have pets, staging your home to sell can be a little more work. 

Here are a few quick tips that I give my clients before we list their home: 

🔸 Remove all of your pet gear for listing photos. 
🔸 Clean rugs, linens and textiles with odor-neutralizing enzyme cleaners. 
🔸 Replace air filters or anything that could emit pet odor in your home. 
🔸 Deep clean floors, baseboards, walls and repair any pet damage -- however minor. 
🔸 Spruce up your yard and make sure it's free of any pet messes. 
🔸 Relocate your pets during showings (if you need a walker/sitter recommendation just drop me a DM, I've got you!)

I saw this quote and it really resonated with me. Not only because I, quite literally, open a lot of doors as a real estate agent 😂 but because house-hunting can be a l-o-n-g process! 

It is not always like on TV where you see a few houses and immediately fall in love. I tell my buyers that I don't care how long it takes, but we WILL find a home that you can picture yourself and your family loving for years to come.

Here is a quick interior design tip that has helped me so much over the years, in real estate and also in my own home.  No matter what your style is, or what colors you like, one of the most important things to keep in mind is always SCALE. 

Scale is essentially how objects in a room relate to each other in terms of size. If you have a huge room with super delicate, minimalist furniture, it might look off. Just like a huge sectional shoved into a small condo can mess with a room's flow. 

Here are a few quick tips to design your room to scale:

✨ A larger room can handle larger furniture, while a smaller room will favor more delicate furniture. 
✨ Pick a main piece in each room (like your couch,  bed or dining table) and design around it.
✨ Pay attention to ceiling height, which can factor into everything.
✨ Leave room for "white space" around furniture, especially if you're staging to sell!

One of the things I love most about being a real estate agent is the flexibility and freedom to make my own schedule. Of course, I work a lot on the weekends...but it's totally worth it when I see the look on my clients' faces when they find "the one" or get that offer over listing price!

One of the most important -- and often overlooked -- things about selling your home is how different your day-to-day life might look when your home is for sale. 

Keeping your home clean, organized and staged is no easy feat...tidy closets, no dirty dishes in the sink, and everything in its place! Those showing requests seem to come up at a moment's notice but the time and effort it takes to keep your home showing-ready could mean thousands of dollars in your pocket on closing day.

I love working with first-time home buyers...there is nothing like the excitement (okay...and occasional anxiety!) of the process of buying your first home! 

One piece of advice that I love to give those first-time buyers is to keep an open mind when it comes to your neighborhood. You might have an exact vision of what you are looking for and where, but sometimes all it takes is expanding your search even a mile to open up tons of new possibilities!

Spring is here (well...technically, anyway!) and so is the spring real estate market. If you're planning to buy this year...or even if you're just starting to think about it...then a few open houses are probably in your future. 

If you happen to swing by an open house spontaneously, here are a few quick tips: 

1️⃣ Take Notes! Open Houses can be a whirlwind, so document everything in a notebook or on your phone. You'll thank yourself later!
2️⃣  Keep your must-haves in mind.  It's so easy to be seduced by a beautifully staged home, but keep in mind your main needs. That 1600 sq. ft deck might be amazing, but it might not be worth sacrificing your home office or extra bathroom. 
3️⃣ Check out the neighborhood -- not just the home. You aren't buying four walls and a roof...you're buying a lifestyle! Walk and drive around the area to check out the grocery store, coffee shops, and get an idea of what your life would look like there! 
4️⃣ Finally...call me! If we are working together and you see a property you love, I will do my best to meet you there or set up a time to see it together so that I can help take the stress out of the process for you!

Everyone is hunkering down right now, but that doesn't mean all work comes grinding to a halt, you know? No matter what is happening, people will always have to move, and when you do, I am here for you.

📲 Video chats, texts, phone calls and virtual meetings allow us to dig deep and identify your needs while maintaining social distance. 

📹 Just like I do for clients out-of-town, I can do video tours of homes on your behalf. Some sellers may even have 3D tours or virtual technology available.

💻 Whenever possible, we will look to technology to get your deal done. Some lenders have online mortgage applications and I have even heard of title companies that are doing curbside closings.
