I don’t know who needs to hear this, but it matters which moving company you hire. 

It can be tempting to just use the cheapest movers -- there are a lot of costs involved in buying a new home! But, be sure to take the time to interview a few different companies, get references from real clients (not just the testimonials that they put on the website) and read their online review sites. 

Of course, you can't base your decision off of a single one-star review (it's impossible to make everyone happy!) but a little research goes a long way toward avoiding broken items and insurance claims down the road.

You’re going to thank me later for this one ⬇️

In a competitive market like this one, you might find yourself falling in love with a home that needs some upgrades before you're ready to move in. 

Although a lot of projects can be addressed over time (think: sticky doors, upgrading the window treatments, and redressing the gas fireplace), you'll save a lot of time, hassle, and possibly even expense, by completing certain projects before move-in day. 

🧼 Deep clean or hire a cleaning service before moving everything in. Once your furniture and boxes are piled up, it will be so much harder to reach those baseboards and tops of cabinets!
🔨 Complete any flooring projects before you bring in furniture. Plus, if you're having floors refinished, you may not be able to walk on them for a few days. 
🏗 Do anything involving major demolition or construction before you live there. Enough said!
🧯  Address any safety concerns and mechanical or structural issues before doing cosmetic upgrades. I's so tempting to do the fun stuff first, but focus on what you can't live without (like a furnace!) before you overhaul the landscaping.

What’s more frustrating than this? 

You see your perfect home hits the market, so you email it to me. Even though I see it right away and reach out to the listing agent to schedule a showing, I hear back that the property has gone under contract ALREADY.

Welcome to Spring Market, 2022.  

While I can't guarantee that we're going to find your dream home on the first try (It might be more like the 3rd or 4th!), I can give you a few tips to help you have a leg up on the competition when you see that home hit the market. 

1) Be sure you're pre-approved. Without a pre-approval letter in hand, a seller is unlikely to take your offer seriously (and some listing agents won't even schedule showings with buyers who aren't pre-approved). 

2) As soon as you see a property hit the market, send it to your agent! Do not -- I repeat, do not! -- schedule a showing through an online real estate website. Most large real estate websites sell leads to real estate agents -- meaning that when you fill out an online form to schedule a showing, your information is being passed on to an agent who paid for it, *not* to the listing agent to that property. 

3) Keep your schedule flexible. If you're serious about house hunting, you need to be prepared to schedule showings at a moment's notice. When my clients send me the properties that they find online, I'm usually able to contact the listing agent or read the agent remarks on a listing to find out more about it and help inform your decision.

In this competitive market, your home search should start in a lender's office, not at an open house.

Don't get me wrong -- I love it when my clients go to open houses to explore local homes to get a better sense of their wants vs. their needs. 

But if you do find that dream home when you're casually searching, most sellers expect buyers to have pre-approval letter and will be more willing to negotiate if you do. Sometimes, sellers won't even review an offer that doesn't have a pre-approval letter. 

Here's what you'll need:

➡️ Explanation of any debt

Great natural light is a selling point in just about any home, but it's unavoidable that you'll eventually need to hit the lights. 

Here are the three types of lighting every home needs: 

Ambient lighting - This is the primary light source in your room. Think: statement chandeliers, large pendants over the kitchen island or recessed lights in a living room will provide even, overall illumination. 

Accent lighting - Use this when you want to set a certain vibe, like for a dinner party or cozy movie night. Sconces, track lighting, picture lighting and candles can highlight room features or create a specific atmosphere.

Task lighting - Lamps, under cabinet lighting and sconces can illuminate specific tasks like cooking, working/studying, or getting ready.

This question popped into my inbox the other day 👇

Should we go to open houses, or is it better to arrange private showings? 

Truthfully, there are pros/cons and benefits to doing both! An open house is open to the public, so anyone can tour a home (including neighbors and non-serious buyers). 

Now, as a seller, they're great because you can prepare for them, know exactly when you need to have your house ready and make plans to get the kids and pets out of the house. 

As a buyer, you may be able to view a home more closely during a private showing than during a crowded open house.

My advice: go to open houses, because they help you understand the local market and narrow down your wants/needs in a home. Then, if you're really serious about making an offer, we can go back for a second showing.
