Q: should I take my home off the market during the holidays?
If you're thinking about selling your home, you're probably wondering "what about the holidays?" If you're not in a hurry to move, it might seem like a better idea to wait until after the holidays are over and list your home in January or February. Here's my take: every situation is different. It would be impossible for me to tell you what to do without knowing the specifics of your situation. But there are some unique advantages when it comes to listing your home during November and December, traditionally thought of as "off-season" for the real estate market. ➡️ Buyer demand is still high. It's not at the level it was this past spring and summer, but interest rates are still low and demand is outpacing supply. ➡️ Buyers tend to be more motivated during this time of year. Most buyers who are looking for homes at this point are ready to make a move, whether it's due to a relocation or expiring lease. ➡️ If you want to get a head start on spring market, we can list your home on the private network to give you a little more flexibility. This means we'll only market it to other agents who are searching for homes for their clients. We may be able to find a buyer for you before the new year without even putting up a 'for sale' sign. We know that some of you are hosting or attending family gatherings for the first time in two years and it might seem like waiting until the spring is the right move. 1️⃣ Buying a home can take time. We had a very competitive market last spring with historically low inventory and high demand. Although analysts expect that things will balance out a little bit for 2022, we might still need to get creative and have a bit of patience as we search for your perfect home. It might mean expanding our search radius or considering properties with different features that suit your needs: for example, if you want a four-bedroom home and plan to turn one of the rooms into a home office, maybe a three bedroom plus den will work out perfectly. 2️⃣ You might not fall in love with your home right away. You've probably seen HGTV shows where buyers fall in love with multiple dream homes in one day and social media posts with buyers finding "the one," but in reality, you might see 12 different homes before you decide that the first one you saw was actually your favorite. It's not always love at first sight! In other instances, finding the perfect home requires a little bit of creativity. You have might have to look past a dated kitchen or unfavorable paint colors, to look at the layout, the foundation and the location and think, "could I make this my dream home?" 3️⃣ When you're buying a home, you need to be prepared to move quickly. This means planning ahead as much as possible: getting a pre-approval up front, talking to a lender about your financing options, having all of your paperwork and documents organized and being mentally prepared to commit to the process once you're ready to submit an offer. Formally speaking, appreciation is the rise in the value of an asset, like real estate. It's the opposite of depreciation, which reduces the value of an asset over its useful life. Increases in value can be attributed to interest rate changes, supply and demand changes, or various other reasons. This past year, we've seen home prices appreciate due to limited inventory. The reality of buying a home is this: the path to homeownership is never a straight line...and it can be a bumpy road, too!
Here are three of the most common real estate pitfalls...and what to do if they happen. FINANCING FALLS THROUGH If your mortgage loan application is denied, the first thing we'll do is determine the reason so we can find a path forward. That may include increasing the down payment amount or shopping for a different type of loan option. HOME INSPECTION PROBLEMS Every home inspection will uncover issues with a property. Most of the time, they are minor issues, like loose hardware or faulty window seals, but when a home inspector does find a major plumbing, electrical, HVAC or mold issue, the buyer and seller will typically negotiate repairs or credits. TITLE ISSUES Any mark on a home's title can negatively affect the process and even impact a property's ability to be sold. One of the first steps after you make an offer on a property is to run a title report when listing the house or obtaining a loan against property. At the first sight of a potential issue, you should discuss next steps with your attorney. No matter how much we prepare, there are a lot of things in any real estate transaction that are completely beyond our control. Financing issues, appraisal problems and inspection issues are going to come up -- it's all part of the process and I'm going to stick with you every step of the way! |

Banks will analyze every deposit or withdrawal on your bank account over the past 60 days. 3️⃣ If you are buying a home with a sibling, friend or partner that you aren't married to, be prepared to use the median credit rating of the person with the lower score to determine your interest rate and monthly payment amount. 4️⃣ If you are self-employed -- or if you have any self-employment income -- be prepared to provide your loan officer with an up-to-date P&L statement for your business. 5️⃣ Budget for up to several hundreds of mortgage insurance if you plan to put less than 20% down. You can buy a home with as little as 0% down in some cases, but the bank will require that you pay mortgage insurance until you have built up 20% equity. Yes, you won't have to pay an agent commission, but I bring years of experience marketing, pricing, negotiating and staging homes. I can help set you up for success so that you can get the best possible price and be sure we aren't leaving any money on the table. 3️⃣ Online estimates are rarely accurate. If you've been looking at your Zestimate or another online valuation of your home, remember that those are generated by computer algorithms that don't know the whole story. Those computers have never set foot inside your house, so they don't know if you updated the kitchen, replaced the furnace or invested in a new roof. They don't know how well you've maintained your home or what neighborhood amenities might be most attractive to a prospective buyer. Even though the housing market typically slows down in December, there are some definite benefits to selling your home during the holiday season. First, buyers have more time to search! This year, people have lots of accrued vacation time that they haven't taken. We are also spending more time at home connected to our devices, which is a perfect time to be online house hunting! In December, buyers on the market also tend to be more motivated. If you're house hunting instead of baking holiday cookies and shopping for gifts, you're probably pretty serious about buying. Sellers who wait to list their homes may miss out on this pool of buyers. Getting multiple offers on your home sounds like the real estate dream, right?
Well, yes. But it's also a difficult decision to make, so I'm giving you five things to consider if/when you face a multiple offer situation as a seller: ➡️ The highest offer isn't always best. Consider the offer price, but be sure that isn't the deciding factor. ➡️ Take note of any contingencies in the offers. Fewer contingencies = fewer chances for a buyer to back out. ➡️ Consider how the buyer will finance the purchase. Cash offers are typically the most likely to close on time. ➡️ If you need time to find a new home, ask if the buyer will consider a lease-back as part of the contract. ➡️ Consider the "extras" in an offer, like a escalation clause or a closing cost credit towards the sale.
